We would be delighted to discuss your individual extension, conversion or building project,
providing you with a free initial consultation. At the time of our consultation, we will provide you
with a fixed estimate of our fees, along with all of the other fees and costs (council application
fees, structural engineer, etc.) that you are likely to incur before you are in a position where all
council approvals are in place and you are ready to commence works on site.
Our involvement can be tailored to suit your needs and can range from the provision of
architectural drawings alone, through to full project management of building works on site.
We typically submit all council applications on your behalf and therefore take care of the day to
day issues that may arise during the planning and building regulations consultation process,
although some clients may wish to do this themselves.
We regularly provide services for private clients on the following projects:
Small, medium or large single or two storey extensions (residential, commercial and light industrial)
Detached/attached single/double garages and outbuildings
New build properties
Conversion of existing properties into flats
Planning appeals (householders only).
We are happy to consider and discuss any type of building project.
Not all residential projects require planning permission or building regulations approval, but will usually require one or the other and we will provide you with a detailed set of construction drawings to an approved scale, that will enable builders to quote accurately and thereafter allow them to build to the required Building Regulations.

We are able to offer a Design & Build Service tailored to suit your specific project and financial needs. We carry full public liability and professional indemnity insurance cover and with our architectural, surveying and project management expertise can deliver successful projects on behalf of private clients.
The main benefits of a Design & Build Service for clients are the certainty of cost and the assured continued professional expertise through integrated project management, ensuring a good quality end product completed in accordance with agreed timescales.
We can offer a fixed price for any contract through either negotiation or competitive tender.

Design & Build
Through providing either architectural or building surveying services we have been able to extend our involvement on various projects to providing a full Project Management service, through to completion of works on site.
We regularly undertake project management of repairs to residential properties as part of insurance claim related damage and we have also completed the successful management of projects, under contract, on schools, commercial premises and new build developments.
Our fee for a project management service would typically be based upon a percentage of the contract value and would include the following:
Provision of full detailed design drawings over and above the standard drawings required for building regulations
Preparation of full specifications and tender documentation
Obtaining competitive tenders or quotations from reputable contractors
Full co-ordination of CDM and health and safety related matters
Full supervision and administration of the contract works (usually under a JCT Standard form of contract) on site through to completion, including dealing with stage and final payments, variations, delays and all other related matters
Whilst the project management service we provide is usually related to the provision of architectural services, we would be delighted to offer the same service on projects where there has been no prior involvement.
